Who is Jack Dever?
My wife Jennifer and I live in Kirtland with our two children Alyssa and Jack Jr. When not working I love to spend time with my family, playing golf (although not so well) and continuing my education. For over 30 years I have served my clients in many construction and property management capacities, here are my list of experiences and credentials:

My advice to homeowners is simply this: Do what you do best, work hard at your profession, take care of your family, and let my wealth of experience go to work for you.
How I Serve My Clients
I serve my clients in the traditional design/build manner, which is detailed below.
What Will My Project Cost?
Every project is unique, so there is no exact formula I use to what a project will cost until we go through the steps described below in the Design/Build Service. But, to give you an idea on what typical projects cost, here are some examples:
Average sized kitchens typically cost around $50K for a complete demo and rebuild project, which includes new cabinets, granite/quartz countertops, flooring and tile backsplash, new lighting, trim work, drywall/painting, etc. We do not supply appliances, so if you want to replace your appliances, add that cost to the kitchen remodel.
Complete demo and rebuild bath remodels are roughly $25K, costs go up when you include custom tiled showers and larger spaces. Master baths are more difficult to determine without fully knowing the size/shape of the space and all of the design considerations and fixtures involved.
Basement finish/remodels depend on the total finished area and what types of rooms are included. Start at around $50K with a rec-room, office, storage spaces, etc. (cannot have a bedroom without an egress window installed). If we are adding a bathroom or kitchen in the basement, the cost will increase and will depend greatly if plumbing lines are in place or not. Special entertainment spaces like wet bars and home theatres will increase costs. We are experts in designing and building dedicated home theatres.
Room additions vary greatly… 1 or 2 story, 1st floor or 2nd floor addition, what type of rooms are being added, type of foundation (slab, crawl or basement), size of the new space, accessibility to the construction site, amount of demo involved, new heating/cooling system required, etc. On average they start at $200-$300+SF, to get the SF price to come down requires a larger space, “easy” work, with no kitchen/bath as an example. Again, it’s best to enter the two phase design service described below for larger projects like room additions, there’s just too many variables involved.
From our first meeting and through the entire design/build process, I will personally manage every detail for your project to insure that your expectations are exceeded.
I ask that all decision makers for your project attend all meetings, as everyone has different opinions/ideas on what should be accomplished, so it’s best that everyone is involved for every meeting.
First On-Site Meeting.
During our first meeting, the free construction consultation, I will gather pertinent information for your project, like filling out our Client Survey. If you have drawings for your home, please make them available for our meeting. I typically allow one hour for the free consultation meeting.
After Our First Meeting.
If your project involves remodeling an existing space(s) within your home, like a kitchen, bath, basement, etc., I will prepare a free written ballpark estimate for your project tailored to fit within range of your investment budget amount that you will provide during the Client Survey. Knowing what dollars you want to invest into your project is the only way I can properly prepare a scope of work for the ballpark estimate.
Second On-Site Meeting.
I will present the ballpark estimate at this meeting and it will be based upon the initial site observance and my professional opinion related to a scope of work that might be performed. The ballpark estimate price will only be an approximate since accurate construction costs and a final total price can only be determined after possible drawings are prepared, product selections and job specifications have been completed.
To determine exact costs for a fixed price contract, I will also present a design service agreement during this second meeting. The design service agreement will help us finalize all remaining details, like final design considerations, product selections, and if applicable I’ll also conduct a trades meeting at your home to define the scope of work, etc. I can then prepare final job specifications, estimate final job sales price and present to you for your final approval and signatures. The design service agreement is a fee based service, which is credited back to you if you sign the construction contract at the time of presentation.
If your project is large in nature requiring architectural drawings, like remodeling a whole house, room addition, custom project, etc., we will discuss the project details so that I can provide you a design service agreement. Due to the unknown design factors and the amount of time involved in preparing ballpark estimates for large scale projects, I cannot provide a free written ballpark estimate (we also don’t provide free estimates using drawings/sketches provided by potential clients). However, the design services will be broken down into two phases. During the first phase we will prepare schematic drawings so that I can prepare a ballpark estimate, which helps us establish a budget for the project. Based on the determined budget, we can enter the last phase of design, which is the preparation of final construction-ready drawings, make final product selections, conduct trades meeting(s) if required, etc., all to help us establish the final scope of work and construction contract fixed price. NOTE: We do not provide free drawings/sketches at any point before, during or after the design phase.
The design service fees are $500 for smaller interior projects to a couple thousand dollars for larger interior projects not requiring drawings, more if architectural drawings are required. Room additions under 1000SF will require architectural drawings, those design fees can be around $5,000. Larger projects over 1000SF will need to be discussed further to provide a firm quote. We also offer interior design services. We will provide a written design proposal for any project.
My company will purchase, supply and install ALL material and labor for your project, similar in quality to the existing home. We do not provide or refurbish appliances, light fixtures or audio/video equipment, we have vendors we can recommend if you need further assistance in selecting/purchasing those items separately. I will provide a total fixed price only (not itemized) for any documents related for your project (i.e. ballpark estimate, construction contract, change orders, etc.).
Please note, because I personally manage each project with a unique one-on-one service for my clients, I only manage a few projects at any given time, so clients must have a minimum budget of $25,000 for any size/type of project that they might be considering.
